What does a median-priced home actually cost per month where you live? We ran all 50 states plus Washington, D.C. through the same loan — March 2026 median price, 20% down, 30-year fixed at 6.3% — so every number below is directly comparable.
The national picture first: at the $370,503 U.S. median, the payment is $1,835/month in principal and interest. But the range is enormous — Hawaii costs 4.69 times West Virginia — which is why national averages mislead buyers comparing states.
How we calculated it
Each state starts from its March 2026 median home value (Zillow data via Experian, March 2026). We subtract 20% down, then amortize the remaining loan over 30 years at 6.3% fixed using the standard formula M = P·r/(1−(1+r)^−360) with r = 0.063/12. No taxes, insurance, HOA, or PMI are included — this is principal and interest only, so interstate tax differences never distort the ranking. Reproduce any row in seconds with our Mortgage Calculator by entering 80% of the listed price at 6.3% over 30 years.
Key findings
- Hawaii leads at $4,130/month on an $834,025 median — more than double the national payment.
- West Virginia is cheapest at $881/month on a $177,887 median; Mississippi ($973) is the only other state under $1,000.
- The coasts dominate the top 10: eight of the twelve priciest states touch an ocean.
- Only eight states sit under $1,200/month — all in the South and Midwest (WV, MS, LA, OK, AR, KY, IA, AL).
- The Mountain West split: Utah ($2,700) and Colorado ($2,716) cost nearly double neighboring New Mexico ($1,580).

What this leaves out
Real monthly costs run higher everywhere: property taxes (roughly 0.3% effective in Hawaii versus 2.4%+ in New Jersey and Illinois), homeowners insurance (hurricane and wildfire states pay multiples), HOA dues, and PMI when the down payment falls below 20%. A $1,506 Texas payment can easily pass $2,000 once 1.8% property tax joins.
